Important update for landlords

The Renters’ Rights Act Information Sheets 2026

The Government has now published the Renters’ Rights Act Information Sheet2026 advising that all private residential landlords in England must serve this on existing tenants by 31 May 2026. The Information Sheet has been produced for landlords to give to their existing tenants to inform them of the changes introduced by the Renters’ Rights Act 2025.

The Information Sheet

Landlords are required to give the Information Sheet to each tenant, where the tenancy:

•           is an assured or assured shorthold tenancy

•           was created before 1 May 2026, and

•           has a wholly or partly written record of terms (including a written tenancy agreement).

The Information Sheet must be given by 31 May 2026 and landlords who miss this deadline could be fined up to £7,000.

For landlords who have letting agents managing the property on their behalf, then the agent must also provide the Information Sheet to the tenant, even if the landlord has provided it.

The Information Sheet must be given to every tenant named on the tenancy agreement. It does not need to be given to lodgers.

It is important that landlords use the Government form as the Sheet is only valid when downloaded from the Government page. Landlords can give the Information Sheet to tenants by either:

  • printing a hard copy and posting or giving it to the tenant by hand
  • sending the PDF electronically to an email address

Texting or emailing a link to the PDF will not be sufficient and a copy needs to be sent.

Written Information

Landlords who have existing tenancies but with no written tenancy agreement must provide a written statement about the key tenancy terms to the tenant by 31 May 2026. Failing to provide the required written information could also result in a fine of up to £7000.

New tenants

From 1 May 2026, you will need to give all new tenants the written information about the key terms of the tenancy. This is designed to ensure that landlords and their tenants have a written record of the tenancy’s terms. It is expected that landlords will decide to include this information in a written tenancy agreement but it can also be given separately if you wish.
